What DERM reviews in the building-permit context
Miami-Dade’s Environmental Plan Review section checks projects for compliance with County environmental requirements and delegated programs. The review can touch areas such as asbestos, industrial wastewater, storage tanks, sanitary sewer capacity, flood criteria and other environmental programs depending on the project.
Not every permit receives every DERM specialty. The project scope and site conditions determine which reviews are triggered.
Municipal projects can still require County environmental approval
If the property is inside a city such as Miami Beach or another municipality, the City issues the local building permit but Miami-Dade may still perform County Municipal Approval. DERM is one of the common County reviews in that parallel process.
This creates two tracking systems: the municipal permit and the County process number or review. Both can be necessary before issuance.
Commercial renovation and demolition can trigger asbestos review
Miami-Dade states that demolition and renovation projects for commercial facilities require asbestos review and County approval. This is a frequent surprise on tenant-improvement and demolition scopes that otherwise appear straightforward.
The environmental requirement should be identified early so the report or documentation is not requested only after the City review is nearly finished.
Sewer capacity and use changes
Environmental plan review can also involve sanitary sewer capacity, particularly when a project increases flow or changes use. Food-service projects can add pretreatment and FOG requirements, while other businesses may have industrial-waste considerations.
The plumbing, equipment and business-use information should therefore be consistent across the architectural plans and environmental submission.
